This is a three year tenancy agreement, where both the Landlord and tenant are able to serve six months notice to end the tenancy and where there is no automatic right to renew it on expiry. (This means that it is contracted-out of the security of tenure provisions of Sections 24-28 of the Landlord & Tenant Act 1954 Part ll).
The premises have planning consent for A1-retail or A2-office use.
The tenant is responsible for all repairs and maintenance to the property and its fixtures and fittings, with the exception of the viaduct structure.
Tenant to contribute £395.00 + VAT towards the documentation and administration.
Arch 7 is part of a smart retail/office parade of 15 business units along Forth Street and can be found between Westgate Road and Forth Banks on the South side of Newcastle Central Station. It is only a short walk from the Quayside.
The tenant is to pay the sum of £95.50 per annum in respect of a contribution to insurance.
