Platform4 is a new property company created from the merger of London & Continental Railways Ltd and Network Rail’s Property Development business. Its purpose is to lead, invest in and enable regeneration on brownfield railway land, bringing together property, infrastructure and operational rail expertise in one place.


Over the next decade, Platform4 plans to unlock surplus railway land for up to 40,000 new homes and around 10 million sq ft of commercial space, including mixed‑use neighbourhoods with homes, green spaces, shops and hotels in locations such as Manchester, Newcastle, Nottingham and Cambridge.

For retailers, this means growing customer bases in and around key rail hubs – with more people living, working and spending time next to the network. As new neighbourhoods come forward, station retail can sit at the heart of daily journeys, capturing everyday convenience, food‑to‑go and destination spend from residents, commuters and visitors throughout the day.

Platform4 also manages a portfolio of commercial real estate, alongside its development activity. That creates opportunities for retailers to secure space in well‑connected, master‑planned locations where transport, housing and commercial uses are designed together – supporting sustainable revenue growth and long‑term brand presence.
